CHOOSING YOUR AGENT

In choosing an agent, trust, teamwork and commitment are crucial to the relationship. It is important to choose an agent you feel comfortable working with. This should be someone who is an effective communicator and has a proven track record of results, with the ability to attract a buyer who will pay the highest price for your property. 

 

PREPARING YOUR HOME

Prepare your home for presentation by cleaning, making repairs, gardening and painting. You may even wish to employ professionals to do it all for you in order to attract a premium price without overcapitalising. Remember, we only have one chance at a first impression!

BEHIND THE SCENES

In order to sell your home, a marketing contract is needed before we can begin to advertise your home. You will also need a building report, pest inspection, compliance report and energy efficiency rating report. We liaise with your solicitor and building inspectors to arrange all of this for you. 

 

MARKETING YOUR PROPERTY

While the contract is being prepared, we will start to organise the marketing material for your home. This includes organising a photo shoot, arranging signage, and booking online and print advertisements. Once we have received the marketing contract from your solicitor, we are able to advertise your home to the public.

 

RESULTS & DECISIONS

A good agent is trained to negotiate offers from buyers. Once an acceptable price has been negotiated and accepted, we will keep working with all parties to ensure exchange is timely. Remember, your agent will have a direct impact on their final selling price. You cannot afford to make the wrong decision as to the choice of your agent, as you only get one chance to sell.

 

EXCHANGE & SETTLEMENT

This means that both parties have now agreed to the purchase and usually occurs within 10 business days. The timeframe between exchange and settlement is negotiated to suit both parties. Once settlement takes place, the buyer becomes the owner of the property.
